For nine months of 2021, the Moscow region has set a record for transactions with warehouse real estate. Residents have signed contracts for the use or purchase of areas for trade, production, transport and logistics in the amount of 1.86 million square meters, analysts of the international consulting company Knight Frank recorded. The data were at the disposal of “Lenta.ru”.
Experts noted that the volume of warehouse transactions for the year increased by 75 percent. By December 2021, analysts predict a result of 2.4-2.6 million “squares”. The online trading sector became the leader in the structure of demand for this type of real estate, accounting for 34 percent of the total number of contracts of Muscovites (640 thousand square meters).
In second place is retail trade with 26 percent of all transactions (458 thousand “squares”). “It is important to note that companies that have historically developed through their retail network are now adding warehouse space to support and online sales. In general, the third quarter became a record in the history of the market for the absorption of warehouse space, ”explained Konstantin Fomichenko, director of the warehouse and industrial real estate department at Knight Frank.
Earlier it became known that the Kievskaya Ploshchad group of companies changed its mind to build an amusement park on the site of the former Emeral market in the south of Moscow by analogy with the world famous Ferrari World in Abu Dhabi in favor of a logistics center. According to experts, the developers’ decision is quite justified, since the payback period for entertainment projects is longer than for commercial premises that are used for warehouses or logistics.
